San Joaquin Valley Rose Capital

Listings in Wasco, CA

Welcome to Wasco, the Kern County city in the southern San Joaquin Valley known worldwide for its roses, where fertile farmland and rail connections shape daily life.

Wasco is a city in Kern County, California, in the southern San Joaquin Valley, about 24 miles northwest of Bakersfield. It began as a farm colony in the early twentieth century, when developers sold parcels to families drawn by the promise of irrigated agriculture. Most of the original colony lots were sold in the winter of 1907, and within months more than 200 families had arrived, only to discover that water rights were not included in their parcels. Drilling wells became an immediate concern, and some discouraged families left. The community was first known as Dewey and Deweyville before taking the name Wasco, and it incorporated in 1945, its growth following the region's deep soils, irrigation water, and rail access. Agriculture remains the city's economic backbone. Wasco is one of the world's most important centers of rose production, with large commercial nurseries that grow a substantial share of the roses sold across the United States, alongside almonds and other row and tree crops common to the valley. The BNSF Railway main line runs through the community, and the city's Amtrak station provides daily passenger service on the San Joaquin corridor, linking Wasco to Bakersfield, the Central Valley, and the Bay Area. The city has a compact, family-oriented core with neighborhoods that developed around its downtown and rail corridor, and newer subdivisions have expanded the housing stock as the community has grown. Public life is anchored by its schools, parks, and churches, and the surrounding farmland frames nearly every edge of the city. Wasco combines a working agricultural identity with straightforward access to Bakersfield's job market, higher education, and medical services, while the Pacific coast, the Sierra Nevada, and the Sequoia groves lie within a two-hour drive. For residents, Wasco offers small-city life in one of the nation's most productive farming regions.

City Guide

About Wasco

Real Estate & Housing

Wasco's housing stock is a mix of older single-family homes in the established neighborhoods near downtown and the rail corridor, and newer subdivisions built on former farmland at the city's edges. Detached single-family homes predominate, with a smaller inventory of apartments and farmworker housing reflecting the community's agricultural economy. Many lots are standard city lots, while some newer construction includes larger parcels. The city has long been regarded as one of the more affordable communities in Kern County, and its steady residential growth has added a range of home sizes to accommodate families and agricultural workers alike.

Neighborhoods

Wasco's neighborhoods radiate from a historic downtown and the rail line that bisects the city. The older core near the commercial district and Amtrak station contains the community's earliest homes, while newer subdivisions have filled in the north and south edges as the city has expanded. Because Wasco grew as a single incorporated town rather than a collection of distinct villages, its neighborhoods are defined less by separate identities than by era of construction and proximity to downtown, the schools, and the surrounding farmland. Public schools, parks, and churches are distributed through the residential areas, keeping most services within a short drive of any part of the city.

Lifestyle in Wasco

Life in Wasco reflects its roots as a farm community. The city's economy and calendar follow the rhythms of agriculture, and the rose nurseries that made Wasco famous remain a point of local pride and a seasonal backdrop to the town. Residents enjoy a slower pace and close-knit neighborhoods, with downtown businesses, community events, and churches forming the social core. The nearby city of Bakersfield supplies larger shopping, dining, cultural, and entertainment options within a short drive, and the broader Central Valley puts the Sierra Nevada, the Pacific coast, and national parks within weekend range. Wasco's appeal lies in its small-town character and its deep connection to the land.

Schools & Education

Wasco is served by two public school districts: the Wasco Union Elementary School District, which operates the city's elementary and middle schools, and the Wasco Union High School District, which serves secondary students. The districts are rooted in the community's agricultural history and serve a predominantly local student population. Higher education is available within commuting distance at Bakersfield College and California State University, Bakersfield, both in the county seat. The presence of dedicated elementary and high school districts gives Wasco's schools a local, community-based structure, with campuses distributed through the city's residential neighborhoods.

Getting Around

Wasco sits on a main line of the BNSF Railway, and its Amtrak station provides daily San Joaquins passenger service linking the city to Bakersfield, Fresno, Stockton, and the Bay Area. State Route 43 runs through the community, and the city has convenient access to Interstate 5 and State Routes 99, 46, and 58, connecting it to Bakersfield and the wider valley. Bakersfield, about 25 miles to the southeast, is the regional center for air travel and larger services. The combination of a downtown rail stop and major highway access gives Wasco unusually strong transportation links for a city of its size.

Parks & Recreation

Wasco's recreation is grounded in its public parks, school athletic fields, and community facilities, with neighborhood parks and sports programs serving local families. The surrounding countryside offers a different kind of recreation, from the agricultural landscape of the San Joaquin Valley to day trips into the Sierra Nevada and Sequoia National Forest. The Pacific coast lies within a two-hour drive, and Bakersfield provides regional parks, trails, and entertainment venues. Community gatherings and school sports are central to the city's social life, giving Wasco a small-town recreational character tied closely to its schools and public spaces.
